The Location

The Development

Tonino Lamborghini Tower Batumi is a 66 floor mixed-use tower developed by FK Development, one of Georgia's most established construction groups with over 22 years in the market and a portfolio that includes government institutions, luxury hospitality, and major public infrastructure. Structural engineering is by ARUP. Project management by Yuksel Proje. Financial advisory by Cushman & Wakefield.


The tower comprises 105 branded hotel rooms and 1,080 premium serviced apartments across a building that reads like a vertical city. Below grade, underground parking. At podium level, a casino and shopping mall. Floor 4 brings spa, fitness, gym and swimming pool. Floors 9 to 43 are investment apartments. Floors 44 to 57 are VIP apartments. Floors 58 to 65 are penthouses. At the crown, a rooftop bar, infinity pool, and helipad.


Interiors carry the full Tonino Lamborghini design language, the Italian house's signature precision and material quality translated into residential living. Studios run from 38 to 49 m². One-bedrooms from 65 to 70 m². Two-bedrooms from 75 to 120 m². Penthouses from 200 m². Every unit is managed under the EPM programme, consolidated maintenance, bookings, front office, security, and marketing handled as a single operation, in direct partnership with the Lamborghini brand itself.

The Neighbourhood
